The Maryland Association of REALTORS® has posted an updated Inspections Addendum on their website. The changes in this addendum have not been adopted by the SMAR Forms Committee and therefore have not been submitted to Autorealty for inclusion in the list of SMAR Autocontract forms. This means the SMAR version of the addendum found in the Autocontracts software will not reflect the State's changes.
AutoContract 5.23 is now available via website download, (See below). If you have version 5.0 or higher your old version will still work, and you do not have to upgrade to the newer version to be able to update your forms, however, you may still want the upgrade to correct bugs and take advantage of enhanced features.

How to determine your software version:
1) Open the AutoContract software
2) The version number is displayed at the very top of the screen, at the left side.
Useful Tips:
If you have version 4.xxx, form updates will generate an error 3574 FTP failure. This version is no longer supported by the automatic formcheck wizard. You must upgrade to version 5.xxx. SMAR has CD's available for members containing version 5.09.
If you have a popup-stopper, turn it off during any attempt to download a full or upgraded copy of Auto Contracts. Pop up windows appear as part of the upgrade process. Some versions of Internet Explorer have a popup stopper built in. To disable
it, right click the Tools Menu. Pop-up blocker should appear on the menu. If it does not appear, your version of Internet Explorer probably doesn't have a popup stopper.
If you have a firewall, disable it during any attempt to download a full or upgraded copy of Auto Contracts. Some firewalls prevent access to the FTP process needed to complete the upgrades. Be sure to turn your firewall back on when you're done. Windows XP Service Pack 2 has a built in firewall. Click Start, then Control Panel. Set the panel for "Classic View", then choose the Windows Firewall category.
If your web browser doesn't permit ActiveX to run on your computer, you'll need to change your browser settings. ActiveX is part of the online upgrade process and needs to be enabled during the upgrade process. You can always restore your original settings immediately after the upgrade completes. In Internet Explorer, click Tools, Internet Options, Security (tab at top), Custom Level. Make sure the "Run Active X controls and plug-ins" category is enabled. Please note: Active X allows programs from remote computers to be run on your machine without your knowledge. It represents a security threat when the source is unknown. While it is safe to use for the Autorealty update, caution is advised. You may want to disable it afterwards.
If you've had trouble downloading from the Autorealty website, you can try the links below (please choose the corect one). Autorealty's site uses JAVA applets that won't run on computers that do not have Java installed. Members without Java have successfully used the links below to obtain their downloads. The links below will take you directly to the download and bypass some of the Java-based screens found on the Autorealty site. If your Windows machine has JAVA installed, you can access the settings through Internet Explorer. Click Tools, Internet Options, Advanced (tab at top). Scroll down the list until you see a JAVA category. Make sure to place a check in the box to enable it. If you don't see a JAVA category, you may not have JAVA installed. If not, it is possible to download it from the Sun Microsystems website. Before you do this, try the download using the links below--you may be able to bypass the need for JAVA capability.
Downloading the latest Version:
Download the full version of AutoContract software 5.23 here (note: Use this only if another version is not currently installed on your computer)
Upgrading to the latest Version:
Download the full upgrade of AutoContract software 5.23 here. (note: You may choose to keep your old version of the software and just update the forms, see below. If you do not already have AutoContracts on your PC, don't use this link. Download the full version instead.)

When installing the full version from a website download, you will be asked for a password. Members may obtain the password by calling SMAR (888)-340-8727.
Updating the forms:
Members with dial-up access to the internet who choose to download the fully updated version 5.23 can expect a lengthy download time, so plan ahead. Another option is to contact SMAR and request a copy of the version 5.09 CD. Install this version, and then use the upgrade process below to complete the transition to 5.23. Note: you may choose to work with version 5.09 and bypass the upgrade to 5.23. If so, you still need to run the formcheck wizard to get the latest forms, and you won't enjoy the enhancements found in version 5.23.
Using the Internet Formcheck Wizard.
1) Open the AutoContract software.
2) Select the settings drop menu at the top.
3) Select Internet Formcheck Wizard.
4) Select to see the list of forms from Boards already on your computer.
5) Click Next.
6) The wizard will check for several things:
a. Forms on your PC that are obsolete and should be removed.
b. Forms that are available, but not yet on your PC.
c. Forms that are on your PC, but are out of date and should be updated.
Not all the circumstances will apply each time, so you must read each screen to see what is being asked.
7) Select whatever forms you want to change and click next.
8) You may choose to print a summary of your actions by clicking the Print Summary Report button.
9) Click finish.
10) A screen appears warning that the download could take a long time. Click yes.
11) The download will begin. A blue progress bar will show how much has been completed.
12) The Wizard will complete.
